Streamline Building Projects is committed to delivering high-quality, personalised renovation and construction services across the ACT and Southern NSW regions. These Terms and Conditions form the basis of our engagement with clients and outline the expectations, obligations, and legal responsibilities governing our services.
Scope of Services
Streamline Building Projects offers tailored project coordination and management services for residential and commercial renovations, extensions, and construction works. Our services include:
- Site inspections and client consultations
- Planning and design coordination
- Engagement of qualified subcontractors
- Project scheduling and on-site supervision
- Quality control and regulatory compliance
- Transparent communication and reporting
All services are provided in accordance with relevant legislation, including the Building Act 2004 (ACT) and Home Building Act 1989 (NSW) where applicable.
Engagement & Agreement
Our services are formally engaged upon written acceptance of a quotation or proposal and the execution of a service agreement. A deposit, as outlined in the agreement, is required before the commencement of any work. Payments are structured in line with project milestones or progress stages and must be made within the timeframes stipulated in the contract.
Licensed Subcontractors
All physical works are carried out by licensed and insured subcontractors under our project coordination. We ensure all trades hold the necessary qualifications, public liability insurance, and workers’ compensation cover, in compliance with ACT and NSW construction and safety standards.
Variations and Additional Works
Any changes to the scope of works must be documented and approved in writing. Variations may affect the project’s timeline and costs. A revised quotation or variation order will be issued and must be accepted prior to proceeding with additional works.
Project Timeline
While we strive to meet all agreed deadlines, external factors such as adverse weather, supply chain delays, or permit approvals may impact delivery. Clients will be notified of any changes to the schedule with reasonable notice.
Client Responsibilities
Clients are expected to provide reasonable site access, ensure all required consents or approvals are obtained (unless otherwise arranged), and communicate decisions in a timely manner to avoid delays.
Warranty and Defects Liability
All works are covered under a 12-month defects liability period from practical completion. This includes workmanship and installation issues but excludes damage caused by misuse, external interference, or unauthorised modifications. Where relevant, manufacturer warranties also apply.
Insurance and Risk
Streamline Building Projects maintains appropriate insurance for its coordination and supply responsibilities. Risk for materials passes to the client upon delivery or installation, depending on the scope and terms of the contract.
Dispute Resolution
Should a dispute arise, both parties agree to attempt resolution in good faith, starting with direct negotiation, followed by mediation in accordance with the Civil Dispute Resolution Act 2011 (Cth) or relevant provisions under ACT or NSW law. Litigation will be considered only after these steps have been exhausted.
Termination
Either party may terminate the agreement under the terms specified in the contract. Any costs incurred, work completed, or materials procured up to the date of termination will be payable by the client.
Privacy and Confidentiality
All client information is treated with the strictest confidence and used solely for the purpose of providing services. Streamline Building Projects complies with the Privacy Act 1988 (Cth) and relevant privacy principles under ACT and NSW law.
Governing Law
These Terms and Conditions are governed by and construed in accordance with the laws of the Australian Capital Territory and New South Wales, depending on the location of the project. All legal proceedings shall be subject to the jurisdiction of the courts in the respective state or territory where the work is carried out.
